Providing NEW and AFFORDABLE housing

The project’s primary goal is the one-for-one replacement of all 1,016 existing units, where each household is guaranteed the right to return. They will be accompanied by the addition of over 2,000 middle-income and market-rate apartments, creating a diverse neighborhood accessible for those of varying economic levels.



When complete, the development will also feature a broad range of neighborhood amenities like small businesses and retail, open green space, and a Community of Opportunity Center complete with robust programming, where residents can go for job training, educational classes, senior services, and children’s’ activities.

Our GOAL and MISSION

To transform Mary Ellen McCormack into a modern, diverse and thriving mixed-income neighborhood in South Boston where residents are the highest priority – not just through high-quality homes and open spaces, but through programs designed to create a better quality of life and brighter futures for themselves and their families.

Our Public Benefits

Connectivity

A redesigned street grid adhering to Complete Streets guidelines includes enhanced pedestrian, bicycle and vehicular connections. Wide, tree-lined, ADA-compliant sidewalks create a welcoming atmosphere for both travel and leisure.

Open Space

Preliminary plans envision lush green spaces and recreational courts anchoring and connecting a safe, walkable and welcoming neighborhood. A central Town Square designed to host events and gather will be featured prominently on Old Colony Ave.

Affordable Housing

All existing 1,016 units will be replaced with current residents guaranteed the right to return, with no rescreening. The project will also include a 100% affordable senior building with on-site services built in Phase One. All residential buildings will include minimum of 20% affordable replacement units, with unit finishes identical throughout the building.

Grocery

A community grocer/ market is part of the preliminary plans for the proposed redevelopment.

Sustainability

The property's antiquated heating and cool systems, utilities and appliances would be completely replaced with modern, energy-efficient systems.

Parking

Much of the existing road network would be preserved. Preliminary plans call for garage and on-street parking that will increase the property's current parking ratio.

Retail

The preliminary redevelopment plan envisions space for small businesses and local retail throughout the site, as well as a neighborhood grocery store.

Transit-Oriented

The redevelopment is a 5-minute walk to the Andrews Square and JFK-UMass Red Line Stations with service to major job centers such as Downtown Boston and Kendall Square.

Job Creation

Using local non-profit partners, we envision offering job training in the construction trades, property maintenance, and culinary arts, as well as job placement services.

Resident Services

Security will be a priority. Services being discussed include tutoring and literacy, including ESL; daycare and after-school programs; nutrition and wellness programs; and, elder supportive services.

Accessibility

The current site and buildings are not accessible. The redeveloped site and buildings will meet current State and Federal regulations, making the community easily navigable and accessible to all

Childcare

The redevelopment seeks to bring a daycare/ early education center and programming to the site that will be affordable to all residents.

Community Space

Preliminary plans call for a multi-purpose community center, green space for community festivals and concerts, playgrounds, tot lots, community gardens, and bike and walking paths.

Storm & Flood Protection

The redevelopment will raise the site, critical infrastructure, and the buildings well above the current and projected flood elevations. Protecting the site from future storm surges.

Green Building

All residential buildings target Passive House certification under PHIUS CORE 2021.
